S01E02 - Inside the Inspector's Mind: Your Investment Beyond the Report

Welcome to Moose Tales. I'm Jon with Two Moose Home Inspections, and I have some short home inspection topics I have on my mind. So, let's dive right in.
Today, we're going to be talking about inspection reports. When we talk about inspection reports, most people think, okay, I'm going to hire a home inspector and I'm going to get an inspection report, and that is that the report is going to tell me everything that I need to know. And I don't have to do anything else as the purchaser of that home inspection. And in some ways, that can be correct, but in other ways, that is woefully incorrect. So, the main thing is, is I want to correct a misconception. The misconception is whenever you purchase a home inspection, what you're purchasing is you are purchasing the home inspection report. And to be fair, that's accurate. I mean, you are purchasing the home inspection report on that. You might be getting a radon report, you might be getting a sewer scope inspection, you might be getting drinking water testing or, well, recovery testing. You know, you will see thermal imaging in that inspection report. There's a lot of things that are being reported on.
We're going to mention all the deficiencies, but that's just scratching the surface. The fact of the matter is, is that if you took all of that information that was provided in the inspection report, you would have a wonderful idea of what's going on in that home and where your areas of concern may be and where are the areas of neglect in that house may stem from.
But that's only if you're a home inspector or if you buy and sell a lot of properties. So, I will put that out there. But if you are a first time home buyer, if you are an individual who has bought maybe one or two other houses in your life, if you are an individual who has never had a screwdriver in their hand, let alone use the screwdriver, then you might want to talk to your home inspector.
So, what we're really selling whenever it is that whenever we sell a home inspection report, we are selling the home inspector’s knowledge to you. How do we get that home inspectors knowledge? Well, the report is a great first step, but one of the things that we do is if you're onsite with us, then we do a whole summary. We can even walk through the house with you and tell you everything that's going on. But the reality is, is that most people don't show up for their home inspections, which is perfectly fine. But then we give a phone call before we leave the property. And let's say you don't pick up. You know, everybody is busy. We have work, we have kids, we have all these things.
Great. No worries. But do call us back. Do have a conversation with us. The thing is that whenever we see something is wrong, we'll put it in the report. But our opinion may be. Here are some other things that we see. Here's where we're trending with this particular house. Or you may be reading the report and be completely doom and gloom and be like, man, I have 40 something issues in this inspection report.
This house is crap. I should just end the deal and just move on. Okay. If that's what you'd like to do, you can or if you discuss it with your home inspector and you say, this is normal. every house that you go to. How many houses do you see per year? several hundred. excellent. And every house has this issue, and it's not a big deal to fix. Wonderful. Those are all things that your home inspector can do for you. And the thing is, is your home inspector somebody who's willing to do those things with you. With that, we have good looking inspectors’ professionalism. First, we then whenever we're discussing things, professionalism first, whenever you have questions, professionalism first. So then what's the second? One of our three core values. That is an educator's mindset. Whenever we talk about an educator's mindset, what that means is that we are here to help educate you.
You are buying a product. The product may seem like it is the inspection report, but the reality is, is that the product is our ability to educate you. When we talk about educating you about something, what that means is can we educate you? If you, again, have never picked up a screwdriver in your life all the way to you is an engineer or a home builder or whatever it may be, can we speak to all different levels of somebody?
And the answer is yes. And the benefit to that is, is that you can have home inspectors that are a little crass, a little rough around the edges, a little difficult to deal with, not that professional. Or you can have somebody that is professional embody that is willing to educate. And the fact is, is that whenever you have knowledge, a lot of times that can reduce fear.
So if you are fearful about something that you see in the inspection report and then you are given the knowledge of either how the repair is done or how common the issue is or what the other issues are related to that, whether it is like a whole systemic breakdown of the house and its structure, or if maybe it's just somebody did a bad job with some drywall.
So, whenever we talk about our third value of integrity, above all, what we mean is that sometimes a listing agent may say, hey, you know, if you could just not put that in the inspection report, that would be great. Well, we're going to put that in the inspection report because that's what you, the client, are paying us to do.
Even if the listing agent, which has happened, says, you know, we have a lot of customers that we can push your direction if you want to be like our home inspector, you just have to do what we say and you have to omit the things that we say to omit. Well, that is a huge red flag. And here's the deal.
Even if something is extremely scary, the thing is, is that every house is built by a person and therefore every house can be fixed by a person. The real question is who's going to fix it? Is it going to be the seller or is it going to be the buyer? And of course, that is a discussion between you and your realtor.
But the long story short of this is that with Two Moose Home Inspections, our core values are professionalism first, educator's mindset and integrity above all, with those things, what you are buying is you are buying the inspector. You are also buying the report. But we will interpret that report with you over the phone in person, whatever it may be, and really dive deep into your understanding based off what it is that you want to use the House for in the future.
What your concerns are based off houses, fixes, and damages that you had in a previous house in the past and what you were afraid of? And we can really put that all into the context of a high alpine environment and the things that we see, what we're worried about, what we're not worried about, and basically guide you through what you're actually purchasing, which is guiding you through our understanding of how this house is doing in the grand scheme of things.
And I think whenever you meet a home inspector that has this same kind of values, you're really going to notice that there's a huge difference between what kind of inspection you may have had in the past versus the kind of inspection that you're having with an inspector like that. Because remember, the inspector is the product you're paying for, not the inspection report.
