How Do I use the Report to Negotiate the Sale
Your realtor is the expert in negotiating the terms of the sale. Your realtor may pick up on aspects of the home inspection report that they know they can leverage to get you the best deal.
Once you and your realtor have decided on the negotiation points, the seller may reduce the cost of the house, give you credit to complete repairs yourself, or perform the repairs that you requested. It is also possible that the seller will do none of the above listed things.
If the seller does not want to play ball and refuses to make adjustments to the price or repairs to the house, the inspection report plays an even more important role.
The inspection report is a guide to help you understand what the condition of the house was at the time of the inspection. It is important to remember that a person built your house and a person can fix your house and make it perfect for you. The report will help you to make the best decision and feel comfortable knowing what defects were already found and what issues you might face as a home owner.
